Our crew arrived within 90 minutes of the call, deployed a Phoenix 200 HT dehumidifier and six Dri-Eaz air movers, and established a vapor pressure differential that pulled bound moisture from the subfloor. We removed the non-salvageable hardwood, dried the OSB subfloor to 12% moisture content per our daily psychrometric logs, and replaced with matching 5-inch engineered oak. Mold Remediation: Hidden Growth Behind Coronado Village Stucco
The homeowner noticed a musty odor in a downstairs bedroom every time the Santa Ana winds blew from the east. Moisture mapping showed no active leak, but thermal imaging revealed a 6-degree temperature differential at the second-story window rough opening. We opened the stucco, found failed paper and wire lath, and documented Chaetomium and Stachybotrys on the OSB sheathing and stud bays across 34 square feet. Our containment was negative-air with HEPA scrubbing; we removed affected sheathing, treated remaining framing with hydrogen peroxide-based antimicrobial, and dried to below 16% wood moisture before rebuild. Fire & Smoke Damage Restoration: Kitchen Grease Fire in the Shores
A stovetop grease fire in a Coronado Shores condo sent protein smoke through the open-plan kitchen and living area. The flames were out in minutes, but the invisible residue was the real problem: protein smoke from burning animal fat is nearly transparent but aggressively corrosive, and it had settled on every horizontal surface and inside the HVAC return. We thermal-fogged the structure with solvent-based deodorizer, ran hydroxyl generators for 72 hours, and ultrasonically cleaned all removable hardware and light fixtures off-site. Cabinets were hand-cleaned with tri-sodium phosphate solution, sealed with shellac-based primer where staining persisted, and repainted to match. The HVAC ductwork was rotary-brushed and HEPA-vacuumed. The owner said she could still smell smoke in her dreams before we started; after, she said she couldn’t remember what it smelled like.
Sewage Cleanup: Main Line Backup in Coronado’s Country Club Area
A main line cleanout failed at slab level in a Country Club area home built in 1978, backing raw sewage into a finished basement media room and adjacent storage area. Category 3 water carries enteric pathogens, so porous materials are non-salvageable by definition: we removed carpet and pad, baseboards, and the bottom 24 inches of drywall throughout the 800-square-foot affected area. The concrete slab was abrasive-blasted, treated with antimicrobial, and sealed with two-part epoxy before new LVP flooring went down. We collected bacteria samples post-cleanup and sent them to a third-party lab. Total coliform and E. coli came back absent. The written scope, photo record, and lab report went to the carrier as a single document package.
Storm & Disaster Restoration: Wind-Driven Rain at the Del
A winter storm with sustained 45-knot winds out of the southwest drove rain through failed coping cap flashing on a commercial building near the Hotel del Coronado. Water migrated across the low-slope roof, saturated 2,400 square feet of polyiso insulation, and found four separate points of entry through ceiling tile. We tarped the roof to stop active intrusion, removed wet insulation in 4×8 sections to avoid compressing and spreading moisture, and established drying zones with Injectidry floor mats and a Phoenix R200 dehumidifier. The steel deck dried to below 15% moisture content in 72 hours per our daily logs. A roofing contractor replaced the coping cap; we installed a new acoustical ceiling system. The building owner had a single point of contact for documentation, and the carrier had a single file with every photo, log, and receipt.
Reconstruction & Cleanup: Post-Remediation Rebuild in the Ferry Landing Area
A Ferry Landing area condo had been through mold remediation by another contractor who left the job open, studs exposed, and told the owner to “just call a handyman.” The owner called us for a second opinion. We found three stud bays still reading 19% moisture content, well above the 16% threshold for safe enclosure. We dried those bays with targeted air movement for 48 hours, documented passing moisture readings, then rebuilt: new 5/8-inch drywall, matching 3.25-inch baseboard, restored engineered flooring where removal had been necessary, and paint matched to the existing Benjamin Moore specification. The written scope was agreed before any rebuild started, and the final photo record showed every wall, floor, and transition.
